Leigh Alston undertook a Level 2 historic building assessment in November 2018 (site inspection took place on 6th November) to inform a planning application for redevelopment.<1> The survey shows that Runkin's Corner was built in the final years of the 18th century on the south-eastern corner of Boxted Heath. At just 24 ft in length by 14.25 ft in total width and rising to 9 ft at the eaves, it is among the smallest Georgian cottages in the region, with a hall heated by a chimney against its back wall and a single service room entered by a central door. Despite the renewal of its roof structure in the mid-19th century, when the chimney was enclosed by a new lean-to, the building’s original external proportions remain clearly visible between its later additions. The red-brick southern facade appears to be an original feature but the rest of the walls are timber-framed in good-quality oak and retain substantial areas of wattle-and-daub infill with original external render of whitewashed clay. There is evidence of re-used timber, including an entire 16th century ceiling used to decorate the hall, and the framing of both the wall and ceiling survives almost completely intact (although most of the 16th century joists have been removed for storage elsewhere). The summary states, 'Given its relatively complete condition and special significance to the history of the local landscape the building has been appropriately recorded as a heritage asset on the Colchester Local List'. The building was adopted on the Colchester Local List in September 2018.
