A watching brief was held during the digging of foundation and drainage trenches on the plot to the west of 12 Fairfax Road but failed to produce any archaeological features. The foundation trenches were restricted to the southern/front half of the site and were typically 2.25 m deep. Natural sand was revealed towards the southern end of the site being 1.25 m below pavement level in the SW corner and c. 0.5 m in the SE corner. This was sealed by deposits of modern dump indicating that the site had been much disturbed in recent times.<1>
